Channel Center Luxury Condos Open

        
        
         The Channel Center has completed its second building bringing luxury condos and penthouses to the waterfront.
         Unlike the first Channel Center building, a renovated brick warehouse 25 Channel Center is all new construction located next to the Fort Point Center which is being developed as an artists living space/art studio and will open early next year.
         35 Channel Center the first building which was restored with its original historic exterior and brick and beam interiors opened to residents in March of this year and is 80% sold, while 25 Channel Center which will open to residents this week and is already about 50% sold.
         Channel Center is a $400 million project that will be constructed in three phases by Beacon Capital Partners and its affiliates. When completed, the entire project will be a mixed use residential, retail, and office complex, along with artists residences/work spaces and a performing arts center. Covering approximately 76 acres in the historic Fort Point District, the Center will eventually comprise 14 restored buildings on Binford, Richards and Medallion Streets. There will be over a million square feet of space, 600,000 for residences, 840,000 for office use and 100,000 for retail use. There will be parking for 1000 cars. 4 news buildings will be constructed.
         35 Channel Center, the restored brick warehouse building, has 86,000 sq feet of space, 44 loft condos, ranging in size from 1000-1400 sq. feet, large windows, original wood beams and columns, granite and stainless steel kitchens. 25 Channel Center is 12 floors, containing a penthouse and 76 units, each 1200-2200 sq feet in size in a 163,000 sq. foot building. 48 units are two story homes with 17 atriums, 12 are luxury 2 and 3 bedroom penthouses with atriums and skylights.
         15 Channel Center which is almost completed and will be finished by the end of the year is 200,000 sq. feet of live/work space for artists and a 200 seat performance center and a cafe. It will be the home to the largest artist population in Boston of working artists, which is the result of an arrangement between Beacon Capital Partners and the artists Fort Point Development Corporation that will ensure artists who have lived in the neighborhood for decades will still have homes even as luxury housing is built around them. In addition, the presence of an artists who will live, work and perform in their buildings will provide a sense of community for the luxury condo residents and preserve the artistic sense of this neighborhood of historic buildings.
